When using the downpayment assistance, yes it sounds great that you can buy a duplex with $0 down, but your interest rate and fees will be significantly higher. 

They have the best rates and are super investor friendly.

Fees/fines vary by municipality.

Loan 1: Loan Amount: $525,000 - $75,000 funded at closing (less fees and reserve), then 6 draws of $75k asduplex is built.

Factor in all costs, including maintenance, vacancy rates, and property management (if you choose not to self-manage).

We were trying to avoid a farm lender given they generally have higher interest rates, but per the above it sounds like that might be worth pursuing.Our short-term plan for the property is to continue to live in it as a primary residence while we continue fixing up the house.

Maybe THEN you see what you hoped wouldn’t happen - that you may be out a month’s rent or so - but that is why we mention a vacancy rate when forecasting rents, right?
