One trick I can give is Fresno Google Street Views are usually very current (within the last 6 months) and when scanning the neighbor hood a house is for sale on, you can get a good idea of what you are looking at.

As such, people looking to buy homes are faced with the choice of a 2-bedroom condo in Hoboken or Downtown JC versus a more spacious 2-family in a rapidly developing area like Journal Square at the same $550k price point, and, many would claim there's more room for appreciation in that 2-family home than the condo.In my opinion, this is the dynamic driving the hype around Journal Square.

Long term cash flow and long term appreciation I agree with is doable; short term controlled/forced appreciation via value add as a good strategy in any market I also agree with; but sorry, not bloody likely with short term "naturally aspirated" cash flow and long term appreciation both; those two are like opposite ends of a teetter totter, as one side goes up, the other side goes down.Properties that are bought turnkey at retail with high cash flow day one are inexpensive properties, and they are inexpensive for the very reason that they don't appreciate much ... it is possible to make money playing that game, but let us not delude ourselves that you can go out on the MLS and easily find a turnkey property that with no value add has high day one cash flow and will magically reverse its long term trend and start to appreciate rapidly for the next few decades starting the day after you close escrow.
