I also have a house in Conroe, Texas it generates decent cash flow every month but appreciation is fair at best because of where it is, I had 3 applicants last time I placed it for rent and I have my reserves of raising rents in fear of tenants not being able to pay a higher amount.

If you're not deliberately concealing it from the lender (which I would never recommend) then you may want to raise the question early in the process with your mortgage person to confirm that your credits aren't going to blow up your loan/deal.

And as of December 3rd, 2021 I have closed on two deals, own a lot to develop and have raised $100,000 of investor money, and feel very happy and confident on the path I am going.My first deal was two houses undergoing rehab right now, bought as a package deal for $285K, and $260K rehab on a hard money loan, both will be flips, and the ARV is at around $800,000 (+/- $20,000).
