If that is the case Bob would need to prove his case under some negligence theory (or quasi-negligence theory which allows purely economic damages) or some consumer protection statute in X state.So, IMO it's possible but not probable.

I always add things like, " I am leaving you a 5 star review, and I hope we earned one too, "5 star experience is very important to us as a privately owned rental", "Hope you enjoyed our home, and experienced the joy it brings to all our guests," etc, etc.

That's how I found private lending because I wanted pure cashflow, not a million rentals to deal with.

BUT:  if these stands are bought purely for plup production then I think tree damage is not a big deal but you still have fire and the other thing I have seen there in the deep south is Blow down..

Zillow stock does not pay dividends, so it's a pure appreciation play.Short/Medium term, there's a non-zero chance that any brand that's a) well known and b) in the news, will be picked up by the reddit pump-and-dump people.

(although as many in here will tell you--it's not money for nothing--it requires, work, knowledge and risk)There are also strategies that can be used such as Value Add, and etc...to force appreciation on rentals vs just waiting for prices to rise across the board.So there is a skill in it.And your question is like looking at what a tiny beam of light in a dark room lights up vs turning on the lights and seeing everything.Is every real estate deal a home run for everyone, no--many lose money for a variety of reasons--but those who know how, can limit the risk of losing and grow.And unlike stocks (which are pure speculation), real estate is never worth zero.If you are interested in doing this, take the time to educate yourself about it, and make sure you are up to the WORK that it involves, especially with renters--because some can be very, lets just say "Draining".

Partly due to the high RE valuations gave me excellent returns, the froth in the RE market made new deals not pencil, and the opportunities in stocks have been too good to pass up both from a pure return point of view and a return on time point of view.
