This shower is AWESOME, we used the same wood tile from the floor and ran it on the back wall along with a river rock shower floor, this neighborhood is kinda "woodsy" so we went with a LOT of natural finishes in the house!

She had great references and was paying premium rent.

Off the top, any purchases made by converting CAD -> USD will be come at  25% premium - you need to take this into consideration when evaluating a deal.

Have I been paying unnecessary premiums for years?

I was speaking to a seller the other day that wanted a 40% premium over what he bought it for and it needs a new Roof! 

In a rental case I'm guessing most people would not be interested in those circumstances,  and those who would consider the option certainly wouldn't pay a premium for it.So I guess the question is,  when accounting for water, sewer, and electrical hookups,  THEN what time to install and what is the ROI?   

Folks I need your help with a fairly important kitchen designing dilemma:For a rather typical South Bay area SFR with a $1.2M-ish ARV, with white Shaker kitchen cabinets/stainless hardware & appliances, the color-du-jour grey "wood" flooring, similar but lighter toned walls, no wall paint in kitchen (narrow stacked stone backsplash)...............is a familiar, tried and true, "veiny" granite or a more uniformly colored quartz the more sought after countertop these days??  

It is a pressed wood siding.

We want to show some of the wood grain but we want to go for this darker color in as even a way as possible!
