I am ready to make a move and working on my first flip deal package.

NetWorth does a really good job with estimates, comps package etc which is somewhat unusual for a wholesale company.

I'll see how they do before referring anyone, but I think the bottom line is to put together a portfolio of homes and your income and credit package and make it look so good that a small bank, local to the properties, will want to finance you.  

Just curious as to if the investment as a whole package makes numerical sense or not.

I could have "packaged" it better for her in a more presentable fashion with spreadsheets, PDFs, etc.

I'm about to go under contract on a 5 unit multifam package. 5 houses on 4 land parcels.

Go ahead with the comments, but I'm sticking by the statement.I've sold crap to turn key companies and have seen the package it into a polished turd.

My plan for the vacant lot is to build two 1,400 sq. ft. homes and sell at $125/sq. ft.My numbers are $130,000 (total package) -$110,000 (sale of home) = $20,000 for 3 lots 2 lots already have taps in place which saves $9,000 total. 

also, does the builder offer all aspects of the home build; ie:  site prep, foundation work, waterproofing, landscaping, drainage, driveways, etc...as an all inclusive package?

The main advantages for me are that I can package properties with almost no equity with high interest seller financed mortgages in with other properties that have equity, and that allows me to bring the rate down on the properties I would never be able to refinance otherwise.
