I thought there may be a non-QM loan out there that can do this.

The way we do it:  The moment you pay the holding fee (the dollar amount is one month's rent), $500 of it is non-refundable if you back out and fail to enter into a lease, take possession, etc. 

The non-profit is designed to keep laws in favor or landlords in MT, and I've had good conversations about tenant issues with representatives there.
