We moved to the Mt Juliet area in 2021 and rented out one of our rooms to travel nurses.

What I can tell you is that I specifically got these locks because they appeared to have the most third-party app integrations, so I wouldn't be limiting my PMS options if I did move that direction in the future.For now though, I manually update the lock codes for each guest ahead of their arrival, which takes about 90 seconds in total - super quick and easy.

Hello, does anyone have an example move-out form I can see for tenants to sign confirming that they have taken all their property and the place is in good condition (minus wear and tear).

I have looked into different PML online and it seems that their requirements are very straight forward but they do require at least 1 new construction in the last 3 years.

I’ve been doing a lot of reading and looking forward to taking the next steps.

Hey community,It’s taken longer than expected but I’ve been moving forward with a potential off market deal with a 4 unit (garage could be rented as alternative space).

I already lost enough money from Class C properties but I get to write those off on my taxes  - I have so many passive activity losses which will be carried forward.
