On top of the "and or assigns" language, you have to have a marketing clause (assignability clause) that states that Buyer has the right to assign and market its contract interest in the Property at Buyer's sole discretion.

While clear communication is important, I wouldn't summarily discount contractors whose first language isn't English. 

Just like anything - the ones that take it serious and run it like a business will take the market share.
