Give tenant security deposit back $1100  minus the water/sewer bill  (around $150) and they will vacate the premiss on the 29th before the court dateor take them to court spend $600 in attorney fees and court eviction paperwork and keep the $1100 but tenant can do alot more damage and will not be gone till November 15th - 25th. attorney said its a easy win and will get judgement but no money because they have noneso it comes down to $500 loss for getting my property back 2 or 3 weeks earlier and knowing they wont do any more damaged.I am leaning towards giving security back and letting them win but they will not get a penny till attorney says its ok and they have vacated the property and did not cause any more damage, sucks but either way I lose which option would you choose?

Sometimes its subtle, sometimes its not, but in all cases, there is a moral judgement against these tenants that they are less worthy of housing.

The advantages of the fund:-doesn't take any of your time at all, it's invest and forget about it (can be time consuming to do the due diligence on every trust deed)-monthly interest paid can be reinvested so interest compounds-your money is always earning interest vs. when you lend on individual trust deeds your money is not earning any interest when a loan pays off and you are looking for the next loan while Disadvantages of a fund:-you lose control and you are putting your trust in the judgement and skill of the HML making the loans in the fundAny other opinions on this?

K falls Bend area ( although bend is bouncing back) people would sell in CA and pay cash for Oregon properties. but then central valley and foothills properties devalued and why move to Oregon.. we have the highest state tax in the country and it rains all the frickin time..
