Without having the DP in cash, I'm behind the eight ball on every property in terms of having to make cash flow.

I love the options that it offers in terms of being able to increase rent as well as moving the water bill to the tenants over time. 

In terms of tax benefits, it is considered passive investment until you have 5 full time employees.

Like if I would pay you $200/mo for a 6 month contract and still didn’t sell if you’d probably be worse off than I in terms of money lost/wasted.

@Tyler Hardy  Think also in terms of cost per door, and cash on cash return per door.  

Others have already mentioned this, but neither seem that enticing from an ROI perspective, and your estimates seem a bit low in terms of CAPEX/repairs/maintenance.
