I’d like to collect the rent online or through something like PayNearMe, but I doubt they're online savvy.

Have you searched for them online (found one of mine in Plano just outside of Dallas and am thinking of filing a foreign judgement with the clerk of court there).

Surround yourselves with like-minded individuals, people who bring out the best in you and support your ambitions. 

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

I've known individuals that had the capital but just didn't have the energy to get into any other investments...BE THE SOLUTION, create your own opportunity. 

Either they’re a official property management company which means they’re small and likely not capable of growing since the market is constrained; or they’re an individual who provides super/handyman support, which comes with administrative and people management burdens not worth the time investment.Btw- no offense to any wonderful zainseville property managers out there: the market just doesn’t pass my personal filters to be worth the time investment.Your situation may be different.
