@Joel Owens -- great question -- it's not been my plan, but it's important to know what's possible on the land, so I will know those details here shortly.

As they say most important thing in real estate is location location location .If it was a run down property in a good area you could have a good chance to do improvements and get better tenants/rents .

When you do your renewal, I think it would be worthwhile to review the important points you want to get across: no pets, no smoking, pay rent on time or consequences would be X, take good care of the house, you will respond in x amount of time for repair requests.

We understand the importance of budgeting for CAPEX and have conservative estimates in our budget.

In her book she said if a investor put a deed in a land trust to cover up the due on sale clause, this action could be consider a mortgage fraud; because if a court rules that the intent was to keep the bank from exercising its legitimate rights by hiding an important fact (deed transfer), I can be accuse of mortgage fraud.
