If a property provides healthy cash flow - I'm not talking about 50 bucks on a property carrying $1000 note - the likelihood of having a vacancy so long that you have to dig into your own pocket to make the note is almost nil.

If you keep a healthy reserve you won't fear a turn/vacancy - and in the long run you are better off with keeping market rates. 

There is a huge part of this where ai am flying with a healthy amount of ignorance that probably kept me from be scared to do the deal and negotiate it.

Sounds like you are talking about a $100k duplex giving you a healthy cash-flow.

@Michael Cavicchi I always suggest to folks to put a healthy percent down and try to limit their mortgage payment to 20-35% of their income.
