I absolutely agree with you on the 10K being insufficient... and catering to the military market shouldn't be too difficult to do, as there is always a steady supply of renters in the area.  

If there had been any mention of a " Life Estate " I simply would have walked away from the deal           Like I said doing the deal with 25K down is not a problem ,I am just wondering at this point if the deal you did that you said was similar did you supply Earnest money to lock in the deal before the estate was fully probated ?          

I guess, have to weight against the extra investment in furniture and time, but should be well worth it.

I can start with the supply and demand.

It can save thousands and thousands of dollars in the cleanup of backflow sewer and destroyed home decor, toys, furniture, everything, etc.

Standard water heaters can be sold and installed after April 16th, 2015, but only as supplies last.

I have been in their very homes bringing them medical supplies so they can take their shots. 

I had an inspector recommend changing the supply line valves, that were not leaking, because they were 30 years old.

We supply lightbulbs for the duration of the tenancy.
