So, I'm staring at David Greene's BRRRR book right now pg 232...Seasoning Period "Many lenders don't want to finance something right after an investor buys it.

The main level features beautiful oak floors, abundant windows, a large eat-in kitchen with granite, and new high-end SS appliances.

I am green when it comes to all of this side of things but I do definitely see deals and potential.

If however, we look toward rising loan costs and higher cap rates, the potential is real for both a refi bomb that will eat up some or all of your cash flow gains with at the same time, a cap rate expansion that could wipe out any appreciation gains .So that begs the question of what the correct strategy is going forward?

Well first, Brandon Turner, David Greene and others talk about homes being overvalued across the country almost every week as of late.

I'm currently reading David Greene's book BRRRR and a few chapters in.

@Lori Greene, I think Zillow is good for gauging value, not good for pricing an individual property.
