Again, when you get into seller financing, before you dream something up you need to see an attorney familiar with the new financing laws, it's not just in Dodd-Frank but also to emerging predatory dealing and lending laws. :)

So to me the answer is to offer 310k, unless this is your dream home or the 355k is still well below market value.
