You might find for that negative there is a huge deduction in rent.When buying you have to make rent reductions for external features that you cannot change or control.So to hit the same returns you then have to pay a lower price going in.When you see for an area 3/2 with renting for 800 a month you have to really drill down and deduct fro what your doesn't have.You have to ask yourself what can MOST renters live without and what are the deal breakers.The location you can't change but maybe you can appeal to a different type of tenant who does not want to be close to the ACTION as they call it.

You may have problems proving occupancy (primary) if you live in the area in a home that is more suitable as a primary than this subject property.Also with Homepath there are non owner renovation loans but yes you may have some restrictions.Have you considered using hard money with a construction loan feature ?

You can save BIG money sometimes.Hope this helps.Also, to use the @ Mention feature, once you type the @ symbol and the first couple letters of the persons name, look at the bottom of your reply window and you can select the user you are trying to mention.
