After reading over the horror story of the evicting a tenant from a STR, what are some of the legal and logistical gotchas those of you who have been at this for a while have seen in your neck of the woods by extending stays beyond 30 days in your state/region (ie: above CA laws defaulting stays over X days to traditional housing court)?

Non-renewing does not involve the courts, so I don't know how it could be banned.On the other hand, you may want to be sensitive to the plight of residents these days and be prepared for a negative backlash if you are trying to remove a resident who has lost their job.

When you go to court, the property owner is party to the suit.

We had an eviction filed in January, and it was granted on March 5 by default as the tenant never shown up for the Court date.

Probably not.However, if you end up in court, the judge will likely throw out any cleaning or repairs completed by the Landlord because it's too fraught with abuse.

As most informed investors probably already know from the court system's Coronavirus updates, "Chief Justice Beasley has directed that local courts postpone most cases in district and superior court for at least 30 days, with some exceptions, effective Monday, March 16."
