If the redeeming party failed to pay the money into court when they filed the lawsuit, then the one year did not stop ticking down and now they can't redeem.

Nothing worse than owing money to a family member. 

@Justin Whitfield I wouldn’t invest in syndication right now because many of them are behind on payments and we’ve even seen some reports on the forums of some that have failed and taken over $200,000 of one investors money.

I can either A) Attempt to get a loan with that amount of money, with a 32% DTI OR  B) Drop my combined DTI to 22% and having about $50K but this would mean waiting until 2029.

The college girls are very sweet. 2 play sports on scholarship and work and have told me they pay their own way with their scholarship money, loans, work etc and have good references from previous landlord and credit score.

Also, your credit rating is typically secondary in the underwriting decisions of a hard money loan.

Also, some concern on the $5.3 million in transaction cost to acquire the property approximately 9% of the deal, obviously there won't be any money set aside for renovations given that the property is only a few months old, so this is all frictional cost to the investor. 

For example, condos may require more money down on a DSCR loan, especially if it non-warrantable.
