What's known is that Miami market is doing well and if a seller needs to sell (yes, people are still experiencing life events motivating them to sell), a buyer can do well right now with much less competition and inexpensive credit.

@Aleejandro Dela Vega Sounds like a smart move if you can gain some type of competitive advantage.

I'm in San Diego and would love to invest locally to be more involved in the deal, but not sure if I'm up to bet 600K+ on my first deal, rather than something out of state for a fraction of the cost, lol.

Less inventory + buyers still buying = competition for properties that are priced right for the market. 

Those looking for the most competitive rates almost always use Aaron Chapman with Security National.

Sp while you sending the mailers out 6 times and getting just a fraction for the interested people every time you resend the mailers while pissing off the majority of the people that were interested you THINK you are gaining leads while in fact you are LOSING themTell me honestly.Do YOU like to be bombarded and pressured with mailers?
