Would you have made these repairs at your expense prior to closing?

@Brian Adams so basically my plan is to use my agent, who is willing, to write the offer, use transactional funding to double close to another investor on my buyer's list.

This makes LVP and good choice for the LTR investor.Porcelain is highly durable, easy to clean ( if sealed properly) more expensive, and harder to install.

Do you think I am wasting my time for this for 34k profit if I am spending close to 25 k in cash? 

My initial reason for wanting to do a new consutrcution was because duplex/multifamilies in my area or close to it are around 800k.

In essence, after two years I would have turned a $192k down payment into $284k equity (minus agent commissions and closing costs).Net proceeds after selling = $284k - $38k (6% agent commission) - $5k (estimated closing costs) - $7k (cost to hold for 2 years w/ negative cash flow) = $234kAfter selling the property, my plan would be to roll this equity into other investment properties through a 1031 exchange.Questions:Is this a good opportunity?

But U.S. is going to have our own issues with the 2.5 %  fixed rate loans that all went out, and is possible we don't see anything close to 4% rates for another 1/2 decade.   

Days on market for properties has increased by about 40%.The condo market is one we are still watching closely.

VA has a one-time close product that we do a good amount off.

@Nathan G.Good question. 12,500sf: I have found that that is the min number of square footage where you can automate a facility and still achieve close to maximum efficiency with expense ratio.
