I just listened to BP Podcast episode 001 with @MartyBoardman where he reviewed the pitfalls of Guru seeking and endorsed RE Investor mentorship in one's local market instead by adding value to the Investor (bringing them $ or deals).

Having said that, a smaller request would be to have the option to choose Canadian locations for searches wherever they're applicable, but missing (I can't remember what I was searching earlier - something in the market place perhaps - but there was no option to choose Canadian locations in the drop-down search criteria).I love the site and especially the podcasts (It would be great if there was an episode discussing how Canadians can invest in US property or that spoke to the Canadian market). 

Episode 28 with @Dave Van Horn really sparked my interest in note investing.  

I'm about 11 episodes into the BP podcast and have heard from wholesalers, hard money lenders, flippers, people doing buy and hold, but I haven't really gotten a firm grasp on how to look for the RIGHT Properties.

I believe it is in this episode which they mention that the US is actually losing parks by 1% per year due to attrition. https://www.biggerpockets.com/blog/bp-podcast-208buying-41-units-deal-mobile-home-park-investing-jack-baczek/In most cases it is recommended to at least get your start by purchasing an existing park in disrepair and turning it around.I’m going to follow this thread and would love to learn what you find out.
