My guess is the current PM is too far gone, too buddy-buddy with the tenants to be worth anything to you at this point. - Get serious about shipping out the offenders.

I have buddies who don't feel that way.

I can't take credit for this, my buddy did a deal with this same person a few years ago and I'm following his lead, only with financing, which makes it even better using leverage.

As you can see, it’s get a bit complicated since you’ll need bank accounts in those states (to operate a s business and maintain your asset protection) and pay for a registered agent in each state (unless you have buddies all over...).
