@Spencer Gartz I do agree with the differences between commercial and residential and yes I will lean pretty heavily on my attorney to make sure I'm safe with the law. 

If yes then short term rentals is a good bet in vacation areas.

If you can find something with a legal basement suite already, that is going to be your best bet.

Not discriminating if you have just cause and the check in is regarding the safely and health of your building and it’s occupants. 

Dangerous to bet solely on appreciation but if you need to park some capital in a low risk asset to hedge against inflation and also for tax reductions - those areas may be great for you. 

If you are looking for a security system, the best bet if there is no Wi-Fi might be simply safe really solid and they don't require Wi-Fi. 

That's probably why a lot of people are saying house hack is your best bet because your income is low--that's why I was thinking seller financed deal or land contract.
