I'm a little late into the the post but wanted to make a quick comment.Most banks using Fannie/Freddie guidelines for writing standard conforming loans do have a restriction on using income from the subject property when there is no 2 year landlord history.The lenders generally have an automated underwriting system that reviews the loans.
