Let me assure you that there are many millions of gas furnaces in this country and this situation is a very rare occurrence (I know, because it actually DID happen to me some time ago, and so I researched it quite a bit).

If an applicant or tenant moving in expresses concern about wanting to lock in longer, I assure them that the only reason we serve notice is if they aren't keeping up their end, and we do not frequently or violently raise rents.  

And I can assure you that you are more optimistic about ARV than they are.
