@David Wilson There are many sections in the book "Best Ever Apartment Syndication Book" by Joe Fairless that you would find useful in structuring this type of arrangement even though you are not necessarily structuring a large multifamily syndication.

Your going into a business arrangement money in exchange for a place for them to use.

You wouldn’t be able to because no one else would want to inherit this 10-year lease.Honestly, the only benefit I see in this arrangement is to the tenant.

@Vin Lanzafame this seems messy to me personally because if anything business related goes sideways you will be stuck with this very informal arrangement with your sister.

He received the additional 8% because he brought the deal to me, arranged financing and property management, and he will be managing the LLC.
