I personally have dumped thousands of dollars in renting these units over the years and have seen townhomes filled on a weekly basis.

We just set a personal record of 28 weekends in a row of being booked!

I contacted the local PD, no police reports have been filed only phone calls placed from my property about concerns at other nearby address...dog barking, noise complaint, the latest was assist person.

rent prices have not been keeping up with increase in property taxes which diminishes our cash flow. 

If you end up looking in the midwest, keep in mind that many of the MF properties will be in the tougher areas.

It's best to get licensed so you will have a competent broker, a second set of eyes on the transaction who will help keep you out of trouble. 

Are you representing yourself as a Registered Agent and if so is your personal address listed?

Did you create an LLC for the purposes of operations and management, i.e. book keeping, income/expenses, etc.?
