The PM does this even though there is no bridging agreement between the two contracts allowing her to inter mingle funds.I have worked with this PM for three years and have looked the other way, ignoring poor communication style, and questionable invoices, but could not ignore their egregious behavior in this transaction.Moving forward, I am going to try my hand at managing the two properties remotely. 

For some (more passive investors), that can be a great fit.On your deal, it's water under the bridge but when a hard money lender won't fund a deal, that's a huge red flag.  

The new I street bridge (and eventually Broadway Bridge) will open up access to West Sac and make it a part of Downtown.

We now focus on investing across the bridge in Proctorville, OH where the school district is in high demand and it’s hard to even find rentals listed.

In my opinion, Windsor is the place to be right now; low housing prices, high rents, demand far exceeding supply, and multiple catalysts including 2 major bridge projects (thousands of well-paying jobs for 7-10 year duration of the project), revitalization of downtown core, revitalization of Detroit, and investors from all over Canada flocking here to eat up already limited supply. 

You should keep your job and save 6 months of emergency fund during this time before burning the bridge.

The council is doing a great job with upgrades such as the overpass on the city side of the hathaway bridge (which currently has a very active train track and red-light causing tons of traffic), banning alcohol on beaches during Spring Break (this makes businesses hold more family friendly retail items which cleans up their look and act) and the addition of the new sports complex on the east end which will bring in youth sports teams and their families year round. 

I currently hold some residential rental properties, but I have come up with a potential development idea.In a small town near where I live, the state has released plans to construct a bridge crossing the Ohio River.

I made a preliminary offer, and got close, but ended up walking away because honestly, I had about a $50K cash gap that I just couldn't figure out how to bridge in a responsible way.
