If a rental applicant falls a little short of our qualification standard of 3x income or favorable credit, we sometimes offer an option for the tenant to pay a double security deposit or pay 2 or 3 month's rent in advance.I would love to hear if other landlords or property managers offer this option, and if so, do you think it is more beneficial for the landlord to accept a double deposit, or rent paid in advance?

My girlfriend is accepting a job in culver city, and it's been our goal to get out to the west coast for some time now.

However, part of the out-of-state experience is not being able to handle repairs yourself and accepting that it's going to cost more than doing it yourself.  

Different sites accept different types of soil, etc.

No personal checks accepted.

Accepting known money from illegal sources.

I submitted an offer on a property and it was accepted.

When looking for tenants or accepting applications.

After the ten day period has expired if they do pay the rent you can accept it and give them a receipt noting that the rent is being accepted for use and occupancy only.

RED Flag:  They ask or hint at requiring cash under-the-table to get offers accepted.
