I stopped at the police station and they gave me 5 police reports since last month.

I would start by getting a look at what you're working with - paying for an inspector to visit isn't a bad idea, but depending on how much hoarding was done, it may be wise to remove some of the junk items first so they can give you a more accurate report. 

We are exciting to join BP and are hoping this is the start to being financially free so we can prioritize our time with family!

At a minimum, try to get it on their credit report, though with a business, couldn't they just start a new business and it would have little impact.
