I saw some of the condo in downtown ATL has HOA above $500 which includes internet etc. still way too high consider how much you can pass-through to your tenants.

I find that odd but perhaps this is normal when throwing out on the internet for doing owner financing?   

I have a broad background so can undertake any type of house related construction (except I've never laid brick).

Real estate is much more broad than a single family home or multifamily home in my opinion which are not my type of investments because they take care of a need not a want(People get robbed with needs).

The internet can in no way give you all the essentials needed.

The internet is a great place to start for tax advice but when you get serious I'd highly recommend you not only consult a CPA, but one who specifically specializes in REI such as @Daniel Hyman

If it was the rule rather than the exception (which pretty much everybody would know thanks to the internet and social media), there wouldn't be that many people investing internationally today.
