It looks like they may be new or have a really intricate setup if it is a scam for agents. 

I would have to replumb, run new electic, studs for walls, build a fire escape and so on.

I have seen on my last trip to New York City formerly bankrupt hotels recover and make a ton of revenue off illegal immigrants.

As far as STR goes, you can house hack the property that you first buy (in a single family home or in your unit of a multifamily property) and potentially do short term rentals in all of the other units or in your exiting property.STR as a way to invest is getting more challenging currently as supply of new STR inventory has been outpacing the demand for STRs.

A new buyer is probably not going to pay the full value of those renovations.

If not, you can't buy in an LLC unless you are paying cash or using a local bank who knows you and is willing to use your account as collateral for a new LLC without two years of tax returns.
