@Taylor Reichert I would not buy this place, because I cannot come up with a way to get to my minimum investment criteria: 15% Cash on Cash AND $150/month cash flow.I might recommend buying this place if all you have to do is mow the lawn and wash the counters.

There are many management companies out there but many of them are simply treading water in regards to profitability.You might just find that you and your partner are better off focusing on generating more investment leads and funneling them to your turn-key management company and washing your hands of the dirty work.

Comingling funds goes in both directions, depositing personal money in the LLC as income can also bring questions of why income from a personally held property is being washed through a company, money laundering for any tax advantage, is that the reason?

Doing a walk thru of the property, I saw how the owners weren't utilizing the space properly.The basement is unfinished and just have so much wasted space.I plan on putting two sets of coin operated washing machine and dryers and also carving out 4 storage closets that I will charge for ($25-$50)/month and I was thinking of putting a small gym down there..and charge a monthly fee of $10 a month.
