Wholesale price $118,500 to you, Under Contract for $139,900, Rents to the current buyer for $900 per month, Current cost for principal, interest, tax, insurance, and home warranty $665.I can't speak for others, but that makes no sense to me.What do you mean $118,500 to me and under contract for $139,900?

In order to mitigate some of these items that the retail buyer CANNOT see but can be issues nevertheless, I would always highly encourage paying for a year's worth of Home Owner's Warranty.

You should have a Certificate of Occupancy that seller provides that states that the unit is "legal" Also if it's a legal three family it would need to be registered with the State and there should be a valid green card.

If you're concerned about deferred maintenance, put a clause in the contract that the seller is responsible for deferred maintenance through X period for a ceiling of X amount of dollars and then get a home warranty

The 'ROBS" approach could be a valid alternative (as suggested above) but you still need to do the math as there are costs associated with that investment structure.

I was at Lumber Liquidators yesterday and the guy showed me a product he compared to allure with a 50 year warranty, and it was $2 a SF compared to allure $3/SF (over 1300-1600sf, were talking some $!).
