In 8 years, I've replaced the D battery 2 times (every 3 years) and it lets you know weeks in advance (red light after entry) when it's going to die.

But in light of seeing this as a rental or BRRR opportunity, I'm not sure if it would make much sense with the kind of rents that can be had around there (currently the ballpark figures are around $3k per month).

Am I assuming a 20% down payment, no-or very low down payment, can anyone shed light on this for me?  

The West Side light rail station is also a plus for the area. 

Usually stuff that needs light rehab so I can add some value and get a better return.

I am sure this will lead to many interesting folks ... can I add that maybe you do  a little background on folks that you allow to do Podcasts.BP is such a strong site that some of the folks that have gotten on BP podcasts if the facts about those folks had came to light you may have chose not to put them on in the first place.. then BP investors end up kind of blindly investing with them because of irrational thought process that HEY they did a pod cast they must be golden.
