You are running a business and ideally want to minimize/eliminate stress..Tenant screening is extremely crucial so make sure you take everything into consideration. 

Overtime we have learned to schedule things to mitigate the potential for blockages to the critical path ... and we are still learning.As @J Scott stressed the ability to execute is vital, but you still need a solid plan to execute.

Reason being, I'm a total perfectionist and if I go see the house and so much as see a scuff on the garage door, I'll stress out.

A global debt coverage of 1.0 is means you have 1 dollar coming in for every dollar going out.Ideally a commercial lender wants to know that you have at least 1.25x global DCR.If you're working on a more risky project like a vacant apartment building with low  occupancy and deferred maintenance the lender may require your current cash flow or DCR to debt service the entire loan assuming $0 rents before they may consider lending to you.As a part of the risk analysis the underwriter will even do a global DCR with out your working/earned/ordinary income to see if your "passive income," alone can cover your expenses each month as a means of stress testing your approval.

Smaller loans while awesome to acquire big loans get stressful because you have to remember to keep turning them over.

I agree with @Alex Agafonov your ratios and risk stress seem a little high.  

If all decision are equal the thing iI look at is the what is the least amount of stress and work.

Sometimes that can mean accepting a lower return in exchange for less stress. 

Emotional attachment comes from the fact that I am in the Navy and went through the same PTS approval stress two years ago.

And thats not a good return on your money IMO.So, I'm not going to say its a terrible idea to pay it off sooner if you're someone that just doesn't want to deal with debt and gets stressed out by it.
