I would recommend asking to speak with the buyer's lender prior to accepting the offer.

Hi everyone,Recently went under contract with a Wells Fargo REO.Upon title search my attorney has discovered the following:Previous owners of the house transferred the ownership title to their living trust prior to any foreclosure proceedings and Lis Pendens (husband and wife both named on the living trust on the deed).

It is now about 2-3 weeks prior to closing, & the sellers are trying to get out.

The taxes apparently  increased because  my father had exemptions that ended with his death, but I did a still-timely last-minute filing for homestead  exemption in that state (Florida) as I had lived there and in that house just prior to the sale, and the title company  would  have had the final calculation  available  from the state taxing agency.

A few must-do when I screen tenants: Background check (absolutely no prior evictions), credit check - 640 and higher, landlord references, monthly income 3x rent amount.
