Im guessing a value in the 40's.It's small and doesn't need nice stuff, so the rehab costs are fairly low for that kinda job, plus the Sheetrock is down so there shouldn't be any surprises.

I also have clauses in my contract stating that it must be a good marketable title with no liens or encumberances amongst some other contingencies to provide an escape just in case something unexpected arises.Should I be contact the title company right now and having them do the title search, etc.?
