From what I’ve found, a lot of less desirable areas produce a better cap rate but may need a bit more fixes down the road and would also not be gaining any value when it’s time to sell unless the unexpected happened and the area turned around.

Interior, inspect ceilings (leaks) under sinks, drains, gfci outlets and smoke/c-o detectors.The heating system, water heater, electrical service panel and water meter photos are also included.Lastly, and very importantly, speak with the tenant and ask about any maintenance issues they are having.
