I had two this year that closed when the initial buyer fell though, one that just went under contract like that, and a few that ended up panning out with the original buyer so my client did not get the contract.  

The VA home is pretty new so we'll have to wait and see how it pans out, but after not even 3 months of renting we are only $200 short of half of our annual goal for the property to at least pay for itself.Our goal is to get the mortgages paid off as soon as possible (within 5-7 years) so that my husband can retire.

If he's not interested or things don't pan out with him, I'm still considering this lady.

Now whenever she uses the washing machine or shower the toilet drains itself.

On one side there was a small leak in the blue poly water main near the meter and on the other side when you flushed the toilet water went in to the bath tub. 

If we are talking about rental property, I buy the cheapest: switch & plate covers, mini blinds (even expensive ones get wrecked), toilet paper holders, etc.

In addition to the tax benefits you can sell him and the others on the deed that they can maintain the same cash flow or near to it without the headaches of tenants, termites, and toilets.

If none of your properties are cash flowing, how are you going to save up money for repairs (both simple repairs like replacing a toilet or faucet and the big ones like a new furnace or roof)?

He has ENTERED THE HOME and put antifreeze in the toilet to prevent freezing. 

Water and sewer tend to scare me because of the threat of a running toilet, or a tennat washing cars, etc.
