Should I just file as a Sole Proprietor until I get a few deals under my belt?  

I figured i should join and support it since it's been a great source of knowledge and motivation.Long story short, bought my first property in February 2001, and grew up to 17 multi family rental properties with my brother, all bought and rehabbed to maximize rental value.

It doesn't solely have to be a financial decision.I personally love living in a luxury apartment, and I don't care that I'm paying more for it than I would a mortgage.

To many managers fail to see the ROI on MAINTAINING great tenant relations and solely focus on their acquisition systems and not RETENTION measures.

I would do this deal myself and I would at some point when the opportunity presented itself, buy the bar from the owner and have that income source as well.
