I currently live I'm California but invest in Hamilton...I actually closed on my latest investment property a 3 bedroom semi I purchased for 136k...and will rent for $1200/mth....so cashflow is def doable ...just takes a lot of hard work to dig out the deals.....I went over a year without buying a rental and purchased two in December and one in march...I now have 5 rentals in Hamilton and another in the GTA.Shoot me a pm if you need any advice or direction...all the best!

It's doable but again, I'm always concerned about the source of funds and if the investor is over leveraged then most of your income is gone and you still take the risk.I personally like to set small achievable goals so that I can always assist my journey and adjust.

That is doable and Thanks.However, I was thinking more in line of the idividuals that place ads such as "I buy ugly houses," and how to screen on the phone, evaluate them in person,negotiate and how to actually purchase the house with the right contracts.
