Some more details:- I'm a 34 year old, single male, recently divorced and would like to be near an area where people go out. 

The single will be rent ready soon and looking to 750/month, its a 5 bedroom.I usually just drive there.

Also, call and get new quotes every single year.

The two main options for doing so are called borrower paid single premium mortgage insurance and lender paid single premium. 

This is the first condo in the development to be modernized - not a single updated one has been sold (but all look good from the outside  - all brick).  

It had paruqe floors that were coming up in places old single pane aluminum windows and some aluminum wire.

I prefer to not touch them, as I think there is extra liability from renting out non conforming units and they have limited exit strategies, but if I did buy one I not only wouldn't pay extra for the non-conforming additions, but I'd also want a bigger discount such that converting to original and flipping as a single family was a profitable exit, thus restoring this as one of my exit strategy.

I'm always interested to network, I am still pretty new to investment real estate but hopefully soon I will be an owner-occupant on a multi-family property and also be renting out my single family home.

My family and I are looking to move from our current town home into a single family home in a much better school district.
