I just heard of the 4 or 10 mortgage rule and I don't want to shoot myself in the foot early by using HELOCs to buy cheap houses, then not be able to get a mortgage later for my dream home.

It's a way for you to get your foot in the door so to speak and it also has the potential to help you out financially if you want to go down that road.
