Title company said they can close it as long as cash offer, title is clear with one owner, and no mortgage is left.Found this deal from a reputable wholesaler, and the wholesaler said that the seller wants to close before the end of 2020.

Finally commercial paper, usually is “callable” by the bank, which means they can make the note due for most any reach with short (30-60 days) notice, although most banks only call a note if the personal is behind on payments, as calling notes “just because” is not a positive reputation builder.
