I am looking at investing out of state for the first time with a reputable and strong turn key company. 

I own two duplexes managed by a well established PM with a great reputation in the local rei circles.  

Title company said they can close it as long as cash offer, title is clear with one owner, and no mortgage is left.Found this deal from a reputable wholesaler, and the wholesaler said that the seller wants to close before the end of 2020.

What's the reputation of the title companyHow far away is shopping?

If they've had a good experience with a lender, then chances are you are setting yourself up for success down the road.Lastly, online search/databases - Simply by searching online you can find a number of quality reputable national lenders.

Finally commercial paper, usually is “callable” by the bank, which means they can make the note due for most any reach with short (30-60 days) notice, although most banks only call a note if the personal is behind on payments, as calling notes “just because” is not a positive reputation builder.
