The short term rental piece is very intriguing.  

I see that there are many people looking for rentals but can't contact them unless I pay a fee.If pay the fee option, what is your experience with it?

So condo's can be a good deal if they are in an area that has a lot of vacation rentals and the municipality is all about tourism and space for visitors to stay.The biggest issue is the HOA.

I work with a design agency that handles drawings and permitting throughout the state.

so you promise to pay him in 4 months and then “keep it as a rental” how does he get his promised money? 

We did have a propane fireplace in one rental.

You may never collect a dime from them, but you should still take them to court and seek a judgment, then turn that in to a collection agency.

However, I expect them to vacate in less than 14 days because they claim the rental is killing them.
