I was a little shocked, but I think that is a good goal to have some good reserves in case it takes a little longer to sell, or long to rent, or make ready is more than expected.

PS because at the time I went for my MS broker test I was a broker in CA and OR so there was reciprocity with MS and believe it or not.. they just handed me a little manual to study ( I still have it on my desk here in Oregon ) and it was 13 questions.. that's all I was shocked.. in and out in 10 minutes.

The swiftness of cities/Airbnb to enforce new laws and cancel all existing bookings leaving the property owner holding the bag is pretty shocking.  

More important than that, it is shocking how the ability to buy on 20% or less of face value, then compound the returns on top of that, is completely lost.Also, one of the greatest advantages of REI is the fact you are NOT locking up your money. 

My experience with tankless was a bit shocking... ended up costing more in the long run!
