For awhile I thought this quote was bullocks because I interpreted it as a wash, two sides of the same coin, but now I've come to realize it makes sense and the time you described fits the bill perfectly.I think competition is always healthy but unbrideled compeition that allows anyone compete shifts the playing field in an unfavorable direction.

The sponsor is the guy with the money. 3 main players: developer, sponsor and builder.Tax credits are something to consider but if you're doing a multimillion dollar water front deal then I doubt you want to waste your time learning about low income housing tax credits.Sketch out your executive summary.

I want to see if they are legit.I want to invest in tax liens certificates and deeds but don't have the time to research the properties, view tax records, etc.The company claims to accept min. investments of $5k, use their experience, buy the properties, and resale them.I've always heard that the "big investors" take all the good deals at the tax sales and wonder if this is a way to be part of the "big investors" rather than compete with them.Thoughts?
